Can you give me a renovation estimate before I close?

Yes — that’s exactly what this is for. Check “I’m buying this home” on the form and tell us when your due diligence ends. We reply in under 1 hour (Mon–Fri), walk the house with you, and send a written, itemized estimate within 48 hours of the visit.

Can you price the items on my home inspection report?

Yes. Bring the report to the walkthrough and tell us which items you want us to handle; we’ll price them along with any upgrades you’re planning.

How long is the due diligence period in North Carolina?

It’s whatever you and the seller agree to in the Offer to Purchase and Contract — around the Charlotte area it’s often about two weeks. Check your contract or ask your agent for your exact date; it’s not legal advice from us. Read how to use your due diligence period.

Can my real estate agent or inspector come to the walkthrough?

Of course. Many buyers bring their agent; it helps everyone see the same items and the same numbers.

When can the work start?

After you close and have the keys. We schedule it during the estimate so materials can be ordered early and the time between closing and move-in is used well.

Do you work with renovation loans like FHA 203(k) or HomeStyle?

Those loans have their own contractor and paperwork requirements set by the lender. If you’re using one, tell us and we’ll ask your lender what they need from us before we start.

Is the walkthrough and estimate free?

Yes — the walkthrough and the written estimate are free, with no obligation.
